Rival developers are battling to get the chance to build what would become the largest retail warehouse in Canada. The conflict is taking place just east of Toronto, near Highway 401, on two parcels of land that are only a kilometer apart.
The site that clears all of its legal and zoning hurdles first will be in command. One of the municipalities will receive at least $50 million in new tax and development revenue as a result of the project.
The Ford government has gone to great lengths to make the warehouse’s location on the Pickering wetland as easy as possible. The Toronto Region Conservation Authority has been vocal in its opposition to plans to build on a wetland in Pickering, but is not opposed to the golf course plan in Ajax.
